Bringing our clients’ vision to life requires a tried and true process. We start every project meeting with the client, taking time to understand your needs, wants and style. Once we fully understand the vision, we begin the home building process, as outlined below. Each step promotes communication, transparency and of course, quality.
1.Property Selection & Design
In this stage, we review where the property will be built. For the majority of clients, we are hired to build on land the client has purchased from us. We have lots available throughout Texas and Colorado for our clients to choose from, including Fort Worth, Roanoke, Southlake, Mountain Village and Telluride.
Clients then sign a design agreement and purchase agreement, allowing us to move to the fun part - the design. After our team of architects create an initial design, we walk through multiple iterations with you to make sure we can build what you have in mind. Once both parties agree, we finalize the architectural design.
2. The first phase of construction
With design finalized, Brilliant Home Builders moves forward with acquiring the necessary permits. Our team handles this for you, simplifying the process. With permits in hand, we can finalize the construction plans.
At this point, we begin ground prep on the lot and establish the foundation of your custom home. We also finalize interior selections, prepping for the actual build out in phase two.
3. The second phase of construction
This is where we begin building your home. This phase of construction consists of our team building out the home, from foundation to framing to interior. It’s also the last chance for change orders, as we finalize all selections. With every decision made, we order all selections and begin installing them into the house. This phase is where we take what has been on paper and make it a reality.
4. The third phase of construction
We’ve reached the finish out!
With final decisions made, based on the design included in the planning stages, we will put the finishing touches into your home. This includes touch ups and trim outs both inside and outside the home.
This will cover landscape, irrigation, driveways and walkways - all the exterior items that had already been included in the design and planning stages.
Once finalized and approved by you through a final walk through, your custom home is ready for move in!
